Location and services

Trains depart every 15 minutes from the small railway station of Segrate to RHO FIERA MILANO (Milan's major trade fair center), stopping at the underground stations of Porta Venezia and Porta Garibaldi. The station of Segrate offers ample parking. San Felice is located just 20 minutes (less than 10 km) from the center of Milan (Piazza San Babila) and 10 minutes (2.5 km) from the Airport of Linate. Furthermore, with the opening of the international exhibition "Expo 2015" which will take place at "Milano Rho Fiera", the Airport of Linate will be served directly by the new "M4" underground line. The Milan City Council has long been studying the possibility of prolonging the underground service aboveground beyond Linate, so as to serve the towns of San Felice, Segrate and Pioltello. The ring road, which leads to several junctions, and from thence to the highways serving northern Italy, lies just a few minutes away, some 2 km from the nearby Airport of Linate.
Entrance to San Felice is approached through a large gatehouse with a barrier to stop the admission of cars. The village’s streets and parks are constantly monitored by discrete cameras, while a body of security guards, based in the gatehouse, patrols the streets and parks, both by day and by night, for the greater safety of all residents. Taxis are always stationed and available at the entrance to the village.

Condition and finishes:

The apartment was completely renovated in the 1990s by Architect Castelli and elegantly finished with luxury materials such as marble, exotic parquet flooring (first floor), carpet in the bed rooms, Venetian stucco on certain walls and on the stairs, large Italian walnut boards for the attic flooring, and refined English-style taps and fittings, matching on all floors. Recent renovation work was conducted in 2012 on the four terraces, involving the terracotta flooring and the parapets. The latter have been surmounted by elegant light green/sky blue ceramic blocks, in tune with the surrounding environment.
By the spring, the building's entrance hall and the staircase leading to the first floor will also be renovated.

Services and utilities:

The central heating system is managed by our district heating substation, connected to the central heating plant of San Felice, managed by the General Administration Center. On renovating the plumbing system, the apartment’s original radiators were replaced with more modern and elegant models. The kitchen is fitted with an internal water purification system for drinking water and an organic waste disposal unit. The apartment’s wired telephone system comes with an internal control unit that allows internal and outbound communications. Broadband (fastweb) and wireless access to the Internet is available in several rooms.

Security equipment and devices:

The front door of the apartment is reinforced, while all the shutters of the first floor windows are made of iron. All the windows on the first and second floor have electrically controlled shutters and permanent mosquito nets. The attic windows are shatterproof and reinforced by a micaceous iron structure that overlooks the large terrace, providing beautiful views over the rooftops and parks of San Felice. A high-tech security system with alarm, activated by phone both internally and externally, was installed on all floors in 2011.

Ownership and sales taxes:

Since the seller is a natural person, the sale will not be subject to VAT but to registration tax, as well as mortgage and land registration duties. If the buyer is entitled to a first-time buyer allowance, the registration tax will be equal to 3% of the applicable cadastral value, and the mortgage and land registration duties will amount to 168 euro each. In all other cases, the sale will be subject to a registration tax equal to 7% of the applicable cadastral value, and the mortgage and land registration duties will amount respectively to 2% and 1% (7 +2 +1 = 10%).
